    Abstract

    The use of estate rentcharges to enforce postitive freehold covenants appears to be increasing. Estate rentcharges are conceptually difficult. Uncertainty as to their effectiveness and proper application in practice is unsatisfactory for rent owners, rent payers and lenders. Current mechanisms for their proper regulation are inadequate.
